In most condos each unit has its own shutoff, usually near the water heater or in a mechanical closet. The motorised valve goes on that line, so a leak in your unit closes your water and only yours. Older buildings vary, which is why we confirm the arrangement during the survey rather than promise it from a brochure.

No Quebec law requires it, but the Civil Code gives a syndicate the duty to preserve the building, and article 1066 says no co-owner may obstruct work needed for conservation, even in a private portion.
