Commercial and hospitality

Buildings that stop paying for empty rooms.

The same local-first system we install in houses, sized for hotels, offices and multi-unit buildings. Cooling and lighting run where people are, water shuts off on its own, and the building keeps working when the connection does not.

Who this is for

Three kinds of project, one system behind them.

  • Hotels

Rooms reach comfort just before arrival rather than hours ahead. When a guest steps out, cooling eases back and lights go off. When a room sits empty, the shades close against the sun. Guests never feel it, because comfort returns before they do.

  • Offices and commercial buildings

Lighting, climate and shades follow occupancy floor by floor, and after-hours use stops being invisible. Access, cameras and leak detection run on the same controller as everything else.

  • Multi-unit residential

Common areas, mechanical rooms and the water main first, then the units themselves. Each unit keeps its own control, while the building keeps one place to see what is happening.

What it changes

  • Cooling and lighting follow people

Occupancy and presence sensing drive the thermostat, the lights and the shades, room by room, so an empty room is not conditioned as if it were full.

  • Water shuts off by itself

Leak sensors at every point of risk and a motorised valve on the main. The valve closes locally, in under a second, without waiting for anyone to answer a phone.

  • Faults surface early

A room that never reaches setpoint, a sensor that stops reporting, a circuit drawing power all night: the system flags it while it is still a maintenance task.

  • One system, one handover

Not a controller per brand. One design, one commissioning, one written record of what is installed, where it sits and what every automation does.

Ask the building a question

Through an open-source MCP server on the building's own controller, your team can ask in plain language instead of digging through a dashboard.

  • Front desk

    Prepare room 1204 for arrival.

The room is cool and ready on time, without calling engineering.

  • Facilities

Which empty rooms are still cooling?

Waste found and fixed the same day, not on next month's bill.

  • Owner

Where did we use the most energy this week?

An answer in seconds, with the changes worth approving.

Core control runs on the building's controller, so the system keeps working when the internet does not.

Proven on one project before you scale

  1. Step {n} 1

    Pick one project

A floor of rooms, a common area, or a building already on your books.

  2. Step {n} 2

    Get a priced design

A device schedule, a wiring plan and a budget your site team can build from.

  3. Step {n} 3

    Measure the result

Energy use compared against matched rooms in the same building, reported against your own tariff.

  4. Step {n} 4

    Scale what works

The proven package rolled out across the rest, with the same handover and documentation.

We work with your trades

Your electricians and your site team install to our drawings. We design the system, program it, commission it room by room and hand it over with the documentation. There is no required subscription and no dealer lock-in: the building owner holds the admin access.

Tell us about the building.

Send the project and we will tell you what the first phase would look like, and what it would cost.
